How does this make owning property a better experience?
Advance INvestments handles all evictions, property inspections, lease negotiations, lease terminations, and the collection of rent from tenants. We also make sure that each property is in compliance with all property codes and safety laws. These services can help landlords avoid costly lawsuits and legal problems. We work diligently so you can relax and reap the benefits of your investment property without the headache of owning property.
What is the process for new tenants moving into a unit?
They are applicants first. Before someone becomes a new tenant in a unit we have up for rent, there are steps that need to be completed to our high level of satisfaction.
If applicable view the unit with one of our members so we can have a face to face with applicants. We discuss the application process and this give us insight on if they are serious about the unit being leased
The applicant will turn in a fully completed application with the application fee
We will process their application (2-3 days, hoping everything will be satisfactory)
Once the application has been approved applicants will be notified and they have a max period of 3 days to schedule an appointment with us for the lease signing
The applicant comes to the appointment, we go over the lease fully with them so they know the expectations and guidelines. They sign the lease if they are in agreement with the terms.
Once the lease is signed we collect the full security deposit and first months rent from the applicant
They are now the tenants of the unit we had up for rent
What does your screening process of new applicants entail?
Our screening process is very thorough, so we can produce the best tenant for the unit available.
Receive the fully completed application from the applicant with all the paperwork that is needed for them to provide to us along with the application fee
First verify the rent to income ratio. The applicants income needs to be to the industry standard of 30 to 40 percent for than the rent for the unit
Run a credit check (Use of application fee)
Run an employment verification
Run a tenancy verification
Contact the applicants with additional questions
Approve or Decline the application based off the information we receive in the pervious steps
Does hiring a property manager lead to a loss of control over decisions?
No. We as property managers handle the properties needs for the client. This means we do the grunt work so the client doesn’t have to. The client can have as much or as little say in the decisions as they see fit.
How will the rent price be decided for each unit?
We always have competitive rent prices in the market. We research extensively and have rent comparison soft wear that helps us be informed about the rent prices in each area. We keep logs and charts to see what the trend for rent prices are in each area and come to a conclusion based on the research we conduct.
How long does it take to start managing a property?
Once we sit down and sign the management contract the Advance INvestment team will be ready to start managing the property in 24 hours.
This includes
Informing current tenants of the changes (if there are current tenants)
Creating client accounts with Advance INvestments
Transferring all paperwork and electronic files into the Advance INvestments systems
