How can I view a unit?

 

We hold viewings during non-holidays

Monday - Friday

between the hours of

11:00 am - 12:00 pm and 4:00 pm - 5:00 pm.

KEY viewing requirement:

1. After scheduling a viewing appointment, you MUST contact us one (1) hour before your viewing appointment to ENSURE OUR ATTENDANCE (leave a voicemail)

2. The application qualification requirement is AS FOLLOWS: applicant households SHOULD have a Rent-To-Income Ratio of no greater than 35 percent (a monthly income of three (3) to four (4) times the monthly rent).

What does the application process entail?

 
  1. The applications must be completed IN FULL for EACH ADLUT and must be printed neatly to avoid delay

  2. Provide a current copy of a pictured identification for each adult (driver’s license or passport)

  3. Provide a copy of three most recent pay stubs and W2’s for each adult (if self-employed - two most current year’s tax-returns)

  4. Submit a processing fee of $45 (non-refundable, used to run credit checks)

Application takes 2-3 days (depending on conditions)

 

How do I submit an application?

 

Applicants need to be the age of 18 years or older in order to submit an application. Applicants can either email an application to us (with all necessary papers included) or stop by the office (call first) to drop off a paper application and fee.

 

How long is the lease for?

 

On all units the lease agreement is for a minimum of 12 months, then once the lease ends it is month to month.

 

Do I need renters insurance for the unit?

 

Yes. We require all tenants within the first week of moving into a unit to provide us with a copy of their renters insurance policy.

 

Can I apply for a property without viewing it?

 

We highly discourage not viewing a unit that an applicant is applying for. We suggest to all applicants to take a tour of an apartment before submitting an application.

 

How do I pay rent?

 

For rent payments we only accept online payments through our rent payment system (credit, debit, or e checks) or money orders (cashiers checks).

Tenants who pay by money order, will pay by the 1st of each month and stop by the Advance INvestments office to drop off their rent checks in a sealed envelope, with their name, address, and unit on it. Tenants can also make arrangements with their bank to mail us a check every month for their rent.

Are pets allowed?

 

Pets are allowed on a unit-to-unit basis. Certain situations allow pets and others do not.

 

Can I get a roommate?

 

Before the move in process, every adult individual goes through the same application process. If a tenant wants to add someone to the lease the new applicant, before move in, needs to fill out an application with an application fee. This application must be approved before adding anyone to a lease.
